Record is VG++, it has some very very light superficial hairlines that won't affect play, very close to NM. The sleeve is VG, it has a small seam split on the spine and a small split on the top edge near the spine corner, the sleeve also has some wear and creasing on the corners and edges and surface/ring wear.
